Petersen Office Building

DYKEMAN was commissioned to convert a warehouse space, originally designed as a Packard showroom and repair shop, into Class A office space. The client had three main goals: to preserve the character of the industrial space, to make it functional for two separate tenants that were going to share common support spaces between them, and to improve the building’s street presence.
The design solution was to create “buildings within a building”. Originally there was an open floor plate with ceilings comprised of intersecting wooden barrel vaults. The remodeled space was built with private offices around the perimeter at a conventional building scale with typical wall and ceiling heights. The common areas were left open to the soaring vaulted ceilings above and partitioned off with varying partial and full height walls.
Since the original warehouse was adapted for office use, indoor environmental qualities needed improvement. Natural light was supplied to the tenants by strategically positioning personnel functions under existing skylights and by adding new windows. The HVAC system was upgraded to accommodate the comfort of the office staff and building materials were carefully chosen to improve indoor air quality. |
